MULTIFAMILY
Top Security
Licensed courtesy patrol, live CCTV monitoring, access control, and emergency response. Built for Houston apartment communities, condominiums, townhomes, and mixed-use properties. We don’t guard retail. We don’t guard concerts. Apartment communities only.
Dedicated patrol vehicles. Blue and red. Circling your community. Residents notice. Incidents drop.
Multifamily Top Security — Houston area patrol operations. Only multifamily. Nothing else.
Uniformed officers walking and driving your community on randomized routes. Breezeways, pool decks, mail kiosks, parking garages. Dusk-to-dawn or full 24/7 coverage with morning incident logs to your property manager.
Dedicated dispatch line. Patrol vehicle on your property in minutes, not the 20-45 minute window cities are averaging.
Live human eyes on every gate and entry. Real-time radio dispatch to your on-site officer.
Gate systems, fob readers, callbox programming. Stop tailgating before it becomes a pattern.
Lobby officers who blend hospitality with watchful security. Package handling, guest verification, elevator access enforcement. Designed for high-rise condominiums and Class A multifamily lobbies.
Loiterers, ex-tenants, solicitors. Documented, de-escalated, removed.
On-site presence during set-outs, lockouts, constable writs. Texas-specific procedure trained.
Site audit + prioritized fixes. Often pays for itself in one insurance cycle.
Generic security firms try to handle multifamily the same way they handle a strip mall or a corporate lobby — and it fails. A 200-unit community is a small village with insurance liabilities, lease-renewal economics, and resident-relationship dynamics that have nothing in common with a shoplifter at a department store.
HPD doesn’t patrol private parking lots. Property management can’t serve criminal-trespass notices. Camera footage is useless if nobody is watching it at 2 a.m. The default state of a multifamily property is exposure — and ownership pays the cost in lease churn, premium hikes, and the occasional lawsuit.
CPTED walkthrough on day one. We map every blind alcove, dark stairwell, and unlit corner before a single patrol shift is scheduled. That walkthrough is free.
Same faces every shift. Officers recognize your residents, your maintenance crew, and the silver Civic that doesn’t belong in spot 142. Familiarity is the strongest deterrent there is.
Incident reports filed directly into AppFolio, Yardi, RealPage, or Entrata — not a separate PDF your regional manager has to chase. One workflow, one paper trail.
Crime-stat deltas vs. ZIP-code baseline, response-time percentiles, top three risk locations on your property — not a generic activity log. Built for asset managers and HOA boards.
Specialization is a moat, not a limitation. Every other vertical has needs that conflict directly with multifamily mastery — and trying to serve all of them at once is how generic firms end up serving none of them well.
Retail security trains officers to identify thieves on sight and confront. That instinct is exactly wrong for multifamily, where every “suspicious” person might be a resident’s cousin visiting from Dallas. We hire and train for resident relationships, not arrest stats.
Event firms staff a different venue every weekend with whoever shows up. Multifamily needs the opposite: a dedicated officer pool that knows your community by name and sticks around long enough to build the institutional memory that prevents incidents.
Corporate security wraps up at 6 p.m. and the building empties. Multifamily is at peak occupancy at 2 a.m. We staff for the 24/7 community where incidents actually happen — not the 9-to-5 lobby that’s empty when it matters.
“We switched from a national firm that treated our 280-unit property like a Walgreens. The same four officers now rotate every shift — residents know their names. After-hours noise complaints down 41% in six months.”
“The monthly ownership report alone was worth the contract. Crime-stat deltas, response percentiles, top three risk locations on the property — everything I need for the asset committee in one PDF. No other firm we’ve used did that.”
“Our 96-home HOA had been ignored by every patrol service we contacted — they all wanted strip-mall accounts. Multifamily Top Security treated us like a flagship from week one. The CPTED walkthrough caught two lighting failures we never noticed.”
Free CPTED walkthrough on your property. 60 minutes on-site, 72-hour written report. Zero obligation.
Property-specific scope and quote. We’ll tell you which of the eight services you actually need — and which ones you don’t. No upsell.
Dedicated officer pool assigned and trained on your specific property. Onboarding completes within 7-14 days.
Monthly ownership reports, quarterly contract reviews, continuous CPTED re-audits. You always know what your security is doing.
No. Apartment communities, condominiums, townhomes, and mixed-use multifamily only. We turn down retail, office, event, and warehouse contracts every week. Specialization is the entire reason our patrol officers know what a 280-unit Galleria community needs at 2 a.m.
No minimum. We protect 24-unit boutique buildings and 600-unit Class A communities with the same dedicated-officer model. A small townhome HOA gets the same CPTED-first onboarding as a high-rise condominium.
Both are available, but the default is unarmed Level II officers for routine multifamily patrol — the resident-relationship model works better that way. Armed Level III officers are deployed for eviction standby, high-risk set-outs, and specific properties where ownership requests them after the CPTED assessment.
Average under 60 seconds for properties under standing contract. Active break-ins, domestic disturbances, and gunfire reports trigger immediate radio dispatch to the patrol officer already on your property — usually before a 911 callback would even occur.
Yes — AppFolio, Yardi, RealPage, Entrata, ResMan, and Buildium integrations are configured during onboarding. Incident reports file directly into your existing workflow. Your regional manager doesn’t have to chase a separate PDF.
Sixty-minute on-site walkthrough. Written report within 72 hours. We’ll tell you which of our eight multifamily services would actually move the needle on your property — and which ones you don’t need.
Multifamily only · No retail, no events, no offices · Texas licensed · Houston since 2014
